If you have the time, you can get really creative with this program. We recently closed a property on the Manatee River in Bradenton, FL, on deep water with a boat dock. The property was a 3 unit Fannie Mae property that kept dropping in price because there were no comparable 3 unit properties within a 26 mile radius, therefore, it could not pass appraisal. Our buyer converted the property from a 3 unit to a single family. The appraisal came in $200,000 over what he paid. Have you heard of anyone else walking into $200,000 worth of equity lately?
