  • Scope of Work: The Full 203(k) program is designed for extensive renovations and structural repairs. It covers major projects such as room additions, structural alterations, plumbing and electrical system repairs, roofing, flooring, and significant landscape improvements.


  • Loan Amount: There is no upper limit on the renovation costs as long as the total mortgage amount, including the purchase price and the renovation costs, does not exceed the FHA loan limit for the area.

  • Consultant Requirement: A HUD-approved consultant must be hired to oversee the project, including preparing a detailed work write-up and cost estimates, and ensuring that the work is completed according to FHA standards.


  • Inspections: Multiple inspections are required throughout the renovation process to ensure compliance with the project specifications and FHA requirements.

  • Complexity: The Full 203(k) is suited for larger, more complex projects requiring structural changes and professional oversight, while the Streamlined 203(k) is ideal for simpler, cosmetic repairs.


  • Loan Limits: The Full 203(k) does not have a specific cap on renovation costs, whereas the Streamlined 203(k) has a maximum limit of $35,000 for repairs.


  • Consultation: The Full 203(k) requires a HUD-approved consultant to manage the project, which is not necessary for the Streamlined 203(k).


  • Inspections: More frequent and detailed inspections are required for the Full 203(k) to ensure project compliance.
