I started my mortgage career in 1992 with Sears Mortgage Corporation. Sears was one of the Top 10 residential mortgage companies in the US, and their success was based on intensive mortgage industry training and a commitment to communication.
In 1993, I found a great older home (1896) in Severna Park, Maryland, selling way below market because of the extensive repairs it needed. I knew I could come up with the $8,000 needed for the down-payment and closing costs, but I could not afford the $75,000 it needed in repairs. I discovered the FHA 203k Renovation Program in one of our training manuals, but no one in our company had ever closed one. I spent the next three months driving to the HUD (United States Department of Housing and Urban Development) office in Washington, DC to learn everything I could about the program. Needless to say, I bought that home!
After closing my first renovation loan and walking myself into $160,000 of equity, I became passionate about the program and decided to become an expert in FHA 203k Renovation. Within four years, I had become one of the top originators of FHA 203k in the country, and was recruited by another mortgage company to start and run their FHA 203k department. In 1996, I became a HUD Certified 203k Instructor and started teaching Realtors, contractors, and mortgage professionals how to use the FHA 203k Renovation Program to grow their business. In 1999, I decided to move back to Tampa, Florida, where I had attended the University of South Florida (Class of 1991).
In 2009, I became a continuing education instructor for the state of Florida and have since taught “FHA 203K Renovation, Economic Stimulus for your Business” to over 40 Realtor associations throughout the state. I was the 203k Manager and Sales Manager for a local mortgage company until 2012, when I started Titan Home Lending. Since 1992, I have closed over $500 million in purchase loan transactions. During that same period, I closed, managed, and funded over 5,500 FHA 203k Renovation, FNMATM Homestyle Renovation and VA Renovation Loans.
